There are many upsides and disadvantages to choosing an HOA as with any living situation. 

Note that although some people might welcome the opportunity to be a part of this well-organized living arrangement, other people may not like the aspect of having limitations and restrictions on the way they manage their property.

What is a Homeowners Association?

You may have heard the term “homeowners association.” It is the managing body of a planned community or housing subdivision. And it is established by the property developer. A homeowners’ association is also like a government in many ways. This is because it sets rules and regulations for the community, paves roads, hires vendors, and repairs roofs and fences, etc.  

In most cases, a non-profit organization, the HOA board, makes rules and regulations known as covenants, restrictions, and conditions. These are implemented by either a management company or volunteers. And it is worth noting that to fund services, such as landscaping of common areas and garbage pickup, homeowners’ associations charge mandatory fees from the residents.

Nicer and More Upscale Neighborhoods

As the rules enacted by the association are stringent about your home’s exterior appearance, this results in a more beautiful neighborhood. Also, note that the homes tend to look more upscale; and you will be happy to know that there will not be any eyesores on your block. Did you know that many HOAs also facilitate a neighborhood watch? They usually put up a gate to increase security around the community.

Services

The homeowners’ association provides convenient maintenance services, like garbage pickup, pest control, snow removal. You may even benefit from lawn care and nice in-ground sprinkler systems.

Mediates Issues between Neighbors

This is another great benefit. A homeowner’s association is useful when issues arise between neighbors. The association will act as a helpful mediator if you notice another resident violating or breaching a rule or regulation. 

Common Areas 

Did you know that an HOA also maintains common areas for the enjoyment and entertainment of all residents?  For example, some common areas include a swimming pool, barbecue area, private park, and tennis court, etc.

Fees

Note that, like many other elements of HOAs, the fees tend to differ based on the type of amenities and services, such as common areas, the association will provide. However, they are usually high. Sometimes they can be as high as $600 per month, which is significantly more than most homeowners can afford.

Assessments

It is worth noting that many homeowners associations in the US are underfunded. This is why they raise money for major expenses through special assessments. While assessments are usually adopted by majority rule, even those residents who vote against them have to pay hundreds of dollars in addition to the standard fees.
