These are implemented by either a management company or volunteers. They usually put up a gate to increase security around the community.
The homeowners’ association provides convenient maintenance services, like garbage pickup, pest control, snow removal. You may even benefit from lawn care and nice in-ground sprinkler systems.
This is another great benefit. A homeowner’s association is useful when issues arise between neighbors. The association will act as a helpful mediator if you notice another resident violating or breaching a rule or regulation.
Did you know that an HOA also maintains common areas for the enjoyment and entertainment of all residents? For example, some common areas include a swimming pool, barbecue area, private park, and tennis court, etc.
Note that, like many other elements of HOAs, the fees tend to differ based on the type of amenities and services, such as common areas, the association will provide. However, they are usually high. Sometimes they can be as high as $600 per month, which is significantly more than most homeowners can afford.
It is worth noting that many homeowners associations in the US are underfunded. This is why they raise money for major expenses through special assessments. While assessments are usually adopted by majority rule, even those residents who vote against them have to pay hundreds of dollars in addition to the standard fees.
